Roof Restoration & Coatings

Restore the Roof You Have
When It Qualifies

A suitable roof can be renewed with an approved coating system instead of being torn off. Bloom evaluates the assembly, drainage and moisture first, and tells you plainly when restoration is not the right answer.

Start With the Condition of the Existing Roof

Restoration renews a sound roof surface with an approved coating system and the preparation it needs. It is not a localized repair, it is not a replacement, and it does not work on every assembly.

The evaluation covers membrane, adhesion, drainage, deck and insulation condition, existing coatings and manufacturer requirements. Where moisture is suspected, Bloom investigates and verifies the findings before deciding which areas stay in service.

How it works

How a Restoration Project Runs

  1. 01

    Prepare the roof

Complete the repairs, localized replacement and detail work identified in the evaluation, and prepare the surface as the system requires.

  2. 02

    Apply a compatible system

Apply the selected coating system to the manufacturer's requirements for the substrate, including coat count and thickness.

  3. 03

    Document the work

Record the preparation and application, and plan the maintenance the system and any warranty call for.

Candidacy

Candidates and Limitations

Localized unsuitable areas may need removal and replacement before qualifying areas are restored. Widespread moisture, deteriorated structure, incompatible materials or uncorrectable conditions may make restoration unsuitable.

Good candidate
  • The existing membrane is largely intact, with defects that can be repaired
  • Unsuitable areas are localized and can be removed and replaced
  • Drainage works, or can be corrected within the project
  • The deck and structure are sound
  • The existing surface is compatible with an approved system
Not a candidate
  • Moisture is widespread across the roof
  • The deck or structure has deteriorated
  • Materials are incompatible with available systems
  • Ponding or other conditions cannot be corrected within the project
When replacement is the answer

What Affects the Cost

Cost depends on the condition and preparation required, the selected system, access, details and project scope. Compare complete scopes rather than assuming restoration will always cost less overall.

After restoration, planned maintenance helps keep the roof and its records in order.

FAQ

Questions About Roof Restoration

Is a roof coating cheaper than a replacement?

It can be on a suitable roof, but not always. Preparation, localized replacement, the selected system and access all affect the total. Compare complete scopes for your roof.

Can you restore a metal roof?

Yes. Bloom restores metal roofs, typically with a non-metal roof system rather than a coating over the metal. The right approach depends on the panels, structure, attachment and drainage, so we evaluate the roof first.

Does restoration come with a warranty?

Coating systems may be available with manufacturer warranties. Terms depend on the system, the substrate and the installation, and often include inspection and maintenance conditions. Confirm the terms in writing for your project.

Request a Restoration Evaluation

Bloom works only with commercial and industrial properties. We don't roof homes. Start with what you know; roof details are optional.

Optional. Roof size, system, age or existing reports. Not needed to start the conversation.
