Commercial Roof Inspection

Know What Your Roof Needs
Before You Spend

A formal inspection by dedicated inspectors, not a quick look. You get photographs, every finding pinned to a roof map, condition grades and clear priorities. Repairs are quoted separately, so the report stays objective.

Understand Your Roof. Plan Your Next Step.

Before you decide what to repair, maintain or replace, you need a clear picture of your roof's condition. A commercial roof inspection gives you documented findings to help prioritize attention and make informed decisions about your building.

Bloom brings those findings together in a report your facilities team, finance team or repair contractor can use. With mapped locations, photographs, condition grades and recommended next steps, you can review your options before committing to repair work.

The report

A Clear Record of Your Roof's Condition

Your report records the areas inspected, relevant limitations, photographs, mapped findings and recommended priorities. Condition grades help your team compare roof areas and plan next steps, and maintenance, weather and decisions about needed work shape how each area performs from here.

Two services

Inspection and Maintenance Serve Different Needs

A formal inspection documents conditions and recommended next steps. Maintenance carries out agreed recurring tasks and minor corrective work within its contracted scope. Inspection findings help determine whether maintenance, repair or a larger project is appropriate.

Inspection

Documents the agreed roof areas with photographs, mapped findings, condition grades and recommended priorities. It does not include repair work.

Proactive maintenance

Carries out scheduled tasks and minor corrective work within an agreed scope, with a record of each visit.

How maintenance works

Price drivers

What Affects Inspection Scope and Price

Inspection scope depends on roof area, the number of separate areas and elevations, safe access, and the quantity and complexity of roof details. Bloom confirms the scope and price before scheduling.

Roof area

The total area sets how much ground the inspection covers.

Separate areas and elevations

Each distinct roof area is documented and graded on its own, so additions and different systems are recorded separately.

Access

How the roof can be reached safely, including any hoisting, escorts, badging or restricted work windows.

Roof details

Curbs, penetrations, skylights, drains and expansion joints are reviewed individually, so their number and complexity affect the time required.

FAQ

Questions About Roof Inspections

What is included in a formal roof inspection?

The agreed scope identifies which roof areas will be reviewed and any limitations. The report brings together photographs, mapped findings, condition information and recommended priorities. Additional investigation, such as a suitable moisture survey, should be confirmed in the scope rather than assumed to be included.

Does the inspection include repairs?

No. The formal inspection documents conditions and recommendations. Maintenance or repairs are scoped separately, so you can review the findings before authorizing work.

Why is the inspection a paid service?

Because it goes much further than a walk of the roof. The inspection documents every agreed area with photographs, mapped findings and condition grades in a written report you can use for budgeting and warranty records. If you want a first look, request a free roof assessment. Bloom quotes the field review and preparation of the report as a separate professional service. Recommended repair pricing is provided separately, giving you a clear basis for reviewing the proposed work.

Can one inspection cover a building with several roof areas?

Yes, the engagement can cover multiple areas within the agreed scope. Different systems, elevations and repair histories should be documented separately so one overall grade does not hide important differences.

What if the roof is actively leaking?

For active water intrusion, call the emergency line first. The service team can discuss immediate conditions and response needs; a formal inspection can follow when access and conditions allow.
